The Wolf “No Fear” Seller Checklist 🐾

1) Access is Key 🔑

Your inspector can’t report what they can’t reach.
Make sure we can easily access:
  • ☐ Electrical panel
  • ☐ Furnace & water heater
  • ☐ Attic & crawlspaces
  • ☐ Sump pump & HVAC units
  • ☐ Garage & utility areas

Wolf Tip: If something is blocked by storage, just create a simple path. We don’t need a showroom — we need access.

2) Quick Fixes 🧰

Small items make a big difference (and prevent tiny distractions in the report):
  • ☐ Replace burnt-out bulbs
  • ☐ Replace HVAC filter
  • ☐ Check/replace smoke detector batteries
  • ☐ Ensure all outlets work

Wolf Tip: These aren’t “deal items” — they’re easy wins. Think of them as clearing brush off the trail before the hunt.

3) Plumbing Check 🚰

Look for and fix (if possible):
  • ☐ Leaks under sinks
  • ☐ Running toilets
  • ☐ Dripping faucets
  • ☐ Slow drains
  • ☐ Water heater leaks or rust

Perspective, Not Panic: A drip isn’t a catastrophe — it’s just helpful to document clearly and early.

4) Exterior Quick Wins 🏡

Boost curb appeal and prevent concerns:
  • ☐ Trim bushes away from siding
  • ☐ Clean gutters & downspouts
  • ☐ Remove debris & clutter
  • ☐ Fix obvious broken exterior items
  • ☐ Ensure grading directs water away from foundation

Wolf Tip: Water control matters more than most people realize. Gutters and downspouts are simple… but powerful.

5) Look for Moisture 💧

Moisture is one of the biggest buyer concerns — and it’s usually preventable:
  • ☐ Check for water stains
  • ☐ Look for musty smells
  • ☐ Run a dehumidifier (if needed)
  • ☐ Fix active leaks
  • ☐ Ensure downspouts extend away from home

Wolf Tip: If you’ve had a previous leak, that’s okay. Repairs happen. If you have receipts or details, keep them handy — it adds clarity.

6) Day of Inspection ✅

Help things go smoothly:
